    Abstract of Title of Daniel Francis to four messuages in Cromwell Road, Bedford [compiled by Jessopp & Son of Bedford, solicitors]: - conveyance of 16 May 1893 from David Cripps Preston of Willington Lodge, Nunhead Junction [Surrey], esquire to Daniel Francis of Bedford, builder for 90/0/5 of land in Bedford, St.Paul being Lots 108 ,109 and 110 of Queens Park Building Estate containing 6,070 square feet with a frontage to Cromwell Road of 60ft [as shown on included plan] sold subject to conditions as follows: 1. free use of roads subject to payment for repairs until the local authority adopted them; 2. no building in advance of the building line without consent of the vendor, except that bay windows could project up to three feet; 3. erection and maintenance of boundary fences by purchasers (those on E side of Lots 42-67 to be of oak park paling of uniform pattern) any fence in advance of the building line being a dawrf wall of up to 2ft 6in with or without palisades on top up to a height of 4ft 6in, or 4ft if all of oak palings; 4. houses to be built on lots 42-66, 141-161 and 206-215 to be of 195 value or more and houses on lots 108-110 to be of 175 value or more; 5. only private houses to be erected on lots 42-66, 147-161 and 206-215, with no trade places, except those of barrister, solicitor, physician, surgeon, architect or surveyor; no making or burning of clay, bricks, tiles or lime or carrying on of "noisome or offensive" trade or business or use as public hall, church, chapel or place of public amusement; no licensed premises except lots 80, 81, 165 and 166 but shops could sell beer, wines or spirits; no huts, sheds, caravans, booths, swings, shows or roundabouts to be erected; no excavation of sand, gravel, clay, stone or earth except for foundations; 6. no plots to be used as estate road; - Z1069/1/2
