Reciting (I)
- Indenture Oct 22 1894 between
1) John Gadsby Coventry Campion esq of Westoning
2) George Thomas Jarvis & Samuel Wainwright Jarvis, stonemasons of Bedford,
in fee simple, being
- a) lots 85 to 91 inclusive on The Campion Building Estate, formerly part of the freehold Prebendal Farm, with frontage to Westbourne Road of 227' 6", coloured pink on attached plan.
Full right and liberty for (2) to pass and repass along the new roads on the estate and to use the drains and sewers.
Reciting
- seizin of JGCC and agreement for sale for 335.15s 9d.
(2) covenants to comply with 1st Schedule, that is, -
- Purchaser of each lot to erect & maintain brick walls 4" thick with piers 5' high, as shown on the attached plan marked with T. Front fences to be dwarf walls and light iron fences not more than 4' 6" in all.
- One house only worth at least 150, or 2 worth 130, on each lot, the frontage of each at least 14' 6". The value of the house to be net cost in materials and labour, inclusive of walls but exclusive of ground.
- Frontage of buildings not to cross building line except porticoes and bay-widows and other similar structures no more than 2' deep or fences less than 4' 6" high.
- No temporary buildings other than sheds or workshops used during the erection of the permanent buildings.
- No business of innkeeper, licensed victualler or retailer as grocer of wine, beer or spirits, and no public building should be erected without consent of (1).
- No lot to be used for digging gravel or other material for making a roadway or approach to the adjoining property without consent of (1). (1) to make up road shown on plan within 6 months, the purchaser to maintain an equal half-part of the breadth of it until it is adopted by the Local Authority

- a) lots 89, 90, 91and pt of lot 88 of the Campion Building Estate, formerly The Prebendal Farm, with frontage to Westbourne Rd of 106' 3" bounded N by other land of (1) recently sold to George Quenby, S by pt of the Campion Building Estate belonging to Messrs Newland and Nash Ltd forming the site of the Bell Inn, W by a roadway leading from Ford End Rd, and E by Westbourne Rd, with the fence on the N side.
Covenant by (2) to comply with conditions in previous indenture.
