1) George Bower
2) Thomas Spencer
from (1) to (2) in fee simple for 232.15s 6d of
- a) land (part of land conveyed in deed 1882 February 16) part of Bowers Building Estate shown on the lithographed plan as lots 208, 209 & 210, bounded N by lot 207 recently sold to George Thomas Wooldridge and transferred to Thomas Laughton and measuring 104' 9", S by lot 211 recently sold to Messrs Diemer Whyley & Piper and measuring 100' 6", E by Albany Street (formerly Whitbread Street) and measuring 89' 9" and W by lot 193 and part of lot 194 recently sold to Thomas Spencer.
Covenant by (2) that
- he keep the part of Albany Street flanking his property in good repair until it is taken over by the Borough
- he will not erect more than 4 houses and none worth less than 400 [sic]
- he will not erect the main wall of any building closer than 10' to Albany Street
- he will not permit the business of innkeeper or victualler or retailer of wines, spirits or beer, but beer and other malt liquids, wines, spirits in bottles might be sold on the site

also rights of way and drainage
Covenants by (2) that
- he will within 2 months on the E side erect a party wall, and on the S side a fence wall, neither to be less than 6' higher than the footpath in the road
- he will not erect more than 8 houses and none worth less than 450 each
- he will not erect the main wall of any building closer than the dotted line shown on the plan

- they will keep in repair the half width of Albany Street which fronts their plot until the Borough takes it over
- they will not permit any business which would require a public shop

Recites Will of Thomas Spencer 1890 March 6th appoints dear wife Emma, friend Edward Payne Rose and son Harry Tom Boden Spencer executors and trustees. Bequeaths all his real and personal property not otherwise disposed of to the trustees on trust to sell all real and leasehold estates and such part of his personal estate as does not consist of money, and to use the money raised to pay for his funeral and testamentary expenses and debts, the residue to remain in trust
Codicil 1890 October 30th gives certain directions as to the residuary trusts which do not affect the above
Codicil 1895 May 23rd gives more similar directions
Recites E P Rose by deed poll 1896 April 29th disclaimed the office of trustee
Recites Thomas Spencer died 1896 May 21st at St Leonards on Sea, Sussex, his will proved June 17th at Northampton by E Spencer and J T B Spencer
