    Deeds of Pear Tree Cottage, 97 High Street, Sharnrbook Printed Act of Parliament entitled "An Act for vesting the Free Simple of Part of the Freehold Estates devised by the Will of William Lee Antonie Esquire, deceased in strict settlement, in his Nephew, John Lee Esquire, Doctor of Laws (subject to a Term of Five Hundred Years, as an Indemnification against a sum of Ten thousand pounds and Interest) and for substituting part of the Fee Simple Estates of the siad John Lee in lieu thereof, and also for appointing new Trustees of the said Settled Estates recites will of W L Antonie, late of Colworth House, Bedford (d.11 September 1815) left freehold estates including Manors, Messuages, Farms, Lands, Tenements etc in Beds, Herts, & Middlesex and Medmenham, Bucks to his nephew John Lee (then Fiott) (eldest son of late sister Harriott Fiott) for his natural life (Remainder to Trustees (named) for contingent) Remainders:- sons of John Fiott in entail male, then to Edward Fiott (nephew), then to Nicholas Fiott and his sons etc in entail male and then to Testator's Right Heirs Beneficiary granted powers to limit £500pa annual rent to wife for jointure with power of appointment of the real estate charged with the jointure to Trustees for any term of year power to grant leases up to 21 years When Fiott inherts must assume name Lee failure to do so = forfeiture Trustees power to sell property not previous mentioned in the will; money to be credited to personal estate but estates to Herts & Middlesex to be sold and money used to purchase land at Colworth (but such sales must have consent of nephew in possession of the estates at that time) Monies to be invested until land bought in Govt or real Securities parts of Middlesex and Herts estates can be sold to meet deficiency if Funeral and other debts too great If estate sale and personal money insufficient to have surplus of £2000 gave a legacy to John Fiott of £2000. Antonie devised in strict settlement, recently valued net£1,569.12s.1d pa overall taxes etc with sale value of not more than£41,789.11s.2d exclusive of timber (valued at £519). recites John Lee seised of * Manor Messuages, Farms, etc incl capital messuage, in parishes of Hartwell and Stone, Bucks (subject to £20,000 mortgage and 5% interest secured to William Danby of Swinton, Yorks (mortgage) Deed of Assignment 16 and 17 April 1818 Deed of Further Charge int 10,000 and 5% interest to different mortgagees (clause 4% if paid within one calender month)2 & 3 November 1831 (last figure charged on Schedule 1 properites below) exonerate properties in Schedule 2) Schedule 2 Hartwell Estate 'ancient family estate' valued recently excluding Mansion House value of 1586.12s.11d pa above interest on£20,000 and£ 5000 and also above all Taxes worth to be sold £72,240.14s.9d at the least excluding Mansion House and exclusive of timber valued at least 7042 Beneficiaries wish to substitute property in Beds (Schedule 2) for property in (Schedule 1) Bucks property in Schedule 1 to be limited to Trustees for 500 years to indemnity estates in Schedule 2 against payment of £10,000 (mortgage of 1831) above recites Deed Poll of Thomas Ryder in which he recites will of W.L. Antonie not acted under Will - wishes to disclaim position as Trustee for Contingent Remainders 10 May 1832 Beneficiaries (named) want John Scriven of Inner Temple, London, Serjeant at Law, Robert Lys of Tooks Court, Chancery Lane, Middlesex, Esq and William Henry Smyth of Bedford, Captain in Royal Navy and Fellow of the Royal Society as New Trustees of Will of Wm Lee Antonie. ENACTED estates in first schedule vester in Trustees for 500 years to use of John Lee in fee. to indemnify estates in second schedule against payment of£10,000 until sale or mortgage made, rents to be received by John Lee Trustees may join with John Lee in sale of any part of estates and investment of the purchase money as a security to person entitled to lands in Schedule 2.
