Lease and release
i) Henry Peacock, Wilshamstead, farmer
ii) Samuel Peacock, Wilshamstead, farmer
iii) James Smith, Kempston, farmer reciting will of Henry Peacock, late of Wilshamstead, farmer, deceased, dated 16 March 1808 and proved Bedford)on 26 May 1810 by which he devised to his sons i) and ii)
- messuages, cottages, land etc at Radwell in Felmersham
- all messuages, cottages, closes etc in Wilshamstead and Ravensden to hold as tenants in common, subject to payment of legacies charged thereon to son William Peacock
- £100 to daughter, Elizabeth Swannell, wife of Samuel Swannell
- £150 to daughter, Mary Liles, wife of James Liles to be paid within 12 months of his decease to grand-daughter Mary Peacock and Sophia Peacock, children of son, William, and to grandson William Swannell, son of Elizabeth Swannell, and grand-daughter Elizabeth Liles, daughter of Mary Liles
- £20 each at 21 with interest, from day of his decease, at rate of 5% pa
i) and ii) have sold the Ravensden property and have paid legacies of £100 and £150
It has been agreed between i) and ii) to make partition of the premises and i) will have property in Wilshamstead, discharged from legacies still payable.
ii) to have for his share the Radwell property, in Felmersham, subject to payment of legacies to testator's grandchildren. Also ii) will pay to i) the sum of £450 for equality of partition
By lease and release of even date between same parties.

Now in consideration of £460 paid to i) by ii) and 10s paid to i) and ii) by iii)
i) and ii) release to iii)
- messuage or farmhouse, pightle of pasture adjoining in Radwell formerly in occupation of Audrey Berry, widow, then of Philip Hill, gentleman, and said Audrey Berry
- 3 closes arable and meadow (lately enclosed) in Radwell in Felmersham, and adjoining each other (20a 3r 37p) said premises were late in occupation of Samuel Swannell to hold to iii) subject to payment of said legacies of £20 and interest, on trust to use of i) all outstanding terms of years, particularly a term of 1000 years in a mortgage of 6 December 1766 and by deed of 12 August 1789 vested in William Watkins for remainder of said term, shall remain in trust for i)
