Marriage Settlement (i) Charlotte Spencer, Luton, widow (ii) Samuel Chambers, Dunstable, ironmonger (iii) Benjamin Bolton, Luton, straw manufacturer Frederick Pearce, Woolwich, gentleman marriage is shortly to take place between (i) and (ii) (i) releases to (iii) as trustees 1stly - house in George Street, late in occupation of Mr Wingrove, cooper, and house adjoining late in occupation of Mr Sturmer, tailor - cottage adjoining in occupation of James Shire - 6 other cottages in occupation of different tenants - 4 cottages nearly adjoining where wool warehouse formerly stood 2ndly - 30p land in a field called Seven Acres NE Marquess of Bute (part of said Seven Acres) SE Public footpath leading from Barbers to a new street lately laid out by the Marquess called Bute Street to hold subject to nominal payment to Lord of Manor, if demanded, by (iii) on trust Also (i) with consent of (ii) transfers to (iii) - 2 policies of Assurance, one in National Provident Institution and the other in Metropolitan Life Assurance Society, numbered 1110 and 1437 on the life of (i) - sums of £500 and £500 thereby assured in trust for the separate use of (i) and after her decease to pay (ii) £20 pa and residue to Francis Bolton Spencer, son of (i). After death of (ii) to Francis Bolton Spencer absolutely. If said Francis Bolton Spencer shall die during lifetime of (ii), then property etc to be conveyed to Charlotte Pigg, daughter of (i) and wife of James Cooper Pigg, Leeds, surgeon, for her sole and separate use. If she is not living at time of death of (ii) and F B Spencer, then property etc to her children, at 21. Before that it may be used for their maintenance. Also (iii) shall hold assurance policies in trust for Charlotte Pigg, and (if dead) for her children. If all children die under 21, then £300 to James Cooper Pigg and remainder to F B Spencer. (iii) may have power to dispose of freehold estates and dispose of proceeds as requested by (i), otherwise upon before mentioned trusts. (iii) may have power to mortgage or lease premises (i) may revoke and make void said trusts power given to appoint new trustees sigs of all endorsed wits John Cogan Canning, Friday Street, London, grocer Frederick Griffin, waiter, Cross Keys, Wood Street, Cheapside, London Frederick Pryor, grocer, Luton David Day, warehouseman, Luton Samuel Saw, Rectory Place, Woolwich 3 November 1846 also endorsed with: Conveyance (a) Benjamin Bolton Frederick Pearce (b) Francis Bolton Spencer, 22, James Grove, Commercial Road, Peckham, gentleman marriage took place between Charlotte Spencer and Samuel Chambers on 3 November 1846 Charlotte Chambers died on 27 March 1849 leaving Samuel Chambers surviving her and without having sold any portion of the freehold property reciting lease of 5 December 1849 (1) Benjamin Bolton Frederick Pearce (2) Peter Wootton, George Street, Luton, chemist and druggist (1) lease to (2) - messuage or dwelling house or shop in George Street, Luton, in occupation of (2) - loft in the yard, use of the yard and pump behind said messuage, in common with other tenants of the cottages therein etc which said premises were lately in the occupation of John Wiseman term - 7 years from 29 September 1849 rent - £21 pa reciting also lease of 20 December 1849 (A) Benjamin Bolton Frederick Pearce (B) William Fowler, Luton, baker (A) leased to (B) - messuage, dwelling house and shop in George Street, Luton, then in occupation of (B) and late in occupation of Thomas Tomlin NW house and shop occupied by Mr Wootton, chemist E Cross Keys term - 14 years from 29 September 1849 rent - £30 pa Samuel Chambers died on 22 November 1853 whereby right of (b) became absolute in said freehold property, and has requested (a) to transfer them to him (a) convey to (b) - freehold lands etc as within written subject to payment of nominal acquittance charge, or rent to Lord of the Manor, and above leases sigs of (a) wits William Clark, Luton James Cooper Pigg, Commercial Road, Peckham Thomas Cox, Cross Keys 2 Jan 1854
