1. lets to 2. messuage, shop, garden and premises, 22 St Johns Street for 3 years from 25 March 1924 at an annual rent of £50 payable quarterly.
2. shall: pay rent, taxes and rates due except land tax; keep inside of shop in good repair, reasonable wear and tear excepted: not underlet without permission of 1., but such permission not to be withheld provided reasonable tenant found; not to make alterations or additions without written permission of 1., if such additions are made without permission they shall belong to 1.
1. shall: at all reasonable times be able to inspect the premises, have right of re-entry on non payment of rent after 21 days under any circumstances.
