    Particular and Conditions of Sale of the freehold brick built and slated properties in Bedford Street, Woburn to be sold by auction by Mr George Wigley on 14 March 1884 at the 'Bedford Arms' Hotel, Woburn in one lot by direction of the trustees of the will of the late Mr W Crofts. Viewing applications to be made to the tenants and further particulars to Henry Pettit of Leighton Buzzard, solicitor, or WG of Winslow and Town Hall Offices, Fenny Stratford, auctioneer and land agent. (a) semi-detached house in the occupation of Mrs Crofts (estimated rental of £40 p.a.) comprising dining room with bay window, front breakfast room, housekeeper's room, large kitchen and scullery, pantry, pumps for hard and soft water (ground floor); drawing room with bay and side windows, 3 bedrooms and large store room or nursery (first floor); 4 bedrooms (second floor); cellar, courtyard, large brick and slated buildings [see (c)] comprising 2 stables, coach-house and shed; capital well stocked garden walled round and carriage entrance from the street. (b) semi-detached residence comprising entrance corridor, front dining room with bay window opening by folding doors to breakfast room at the rear (first floor); capital drawing room with bay window and 3 bedrooms (2nd floor); 5 bedrooms, kitchen, scullery, pantry (3rd floor) and cellar in the base. (c) range of brick and slated buildings comprising wood-house, 3 stall stables,chaise house, harness room, wash-house and pumps for hard and soft water. All being let on lease expiring Michaelmas 1884 at the rent of £30 p.a., freehold subject to a modus of about 1s p.a., and standing on nearly half an acre of ground. The particulars refer to the 'proverbially healthy locality' and comment that 'the property is admirably adapted for the requirements of a school or, would form first-class manufacturing premises'. The conditions record that the title to the cont property shall commence with the admission of the late Mr William Crofts on the surrender of Mr John Green at a Court held for the manor of Woburn Abbots (of which manor the property was formerly copyheld) on 13-14 Nov 1855.
