    Lease, conveyance and assignment 1a John Anderson, Philpot Lane, City of London, Esq (previous assignee and executor) 1b Thomas Bell, Dunster Court, Mincing Lane, City of London, Esq (former executor) 1c John Levett, East Henton, Southampton, Esq (trustees and vendors) 2a Jane Fitzhugh Yeats, Chapel Street, near Portland Chapel St Mary Le Bone, Middx, widow and relict and also one of the exors. of David Yeats, late of Chapel Street, Esq deceased (executor) 2b Grant David Yeats, Chapel Street, Esq, heir at law of David Yeats 3 James Dyson, Great Marlborough Street, St James', Westminster, Middx (purchaser) 4 William Young Knight, same street and parish as 3 above 5 Thomas Hobroyd, Gerrard Street, St Ann, Westminster, gent (assignee under this deed) Whereas said David Yeats by will and codicil of 31 July 1792, after bequeathing personal estate, did give all real estate to la and 1b and heirs and assigns upon trust to convert to ready money on his decease and make provision for his wife and children. And testator by said Will declared that bequests made by him to said wife upon condition that she should within 3 months after his decease, by such deeds required by the Trustees, give up all her dower and all other estate or interest whatsoever. And in case she should refuse to do so the Testator made void the provision made for her; said Testator did further declare that upon the sale of his property the receipt or receipts of 1a and 1b or the survivor of them or his heirs be full discharged to the purchase of such lands and hereds, and if such receipts be renewed 1, or heirs and assigns not to be answerable for loss or misapplication of such purchase money. Said testator appointed 1a, 1b and 2a executors. And Whereas Testator, David Yeats, by another codicil of 9 August 1792, revolved the appointment of Thomas Bell or executor and appointed Jane Fitzhugh Yeats, James Hume Esq, St Catharine's near Edinburgh, said John Levett and John Anderson, executrix and exceutors, and the said will and codicil were proved in the Prerogative Court of the Archbishop of Canterbury by Jane Fitzhugh Yeats and John Anderson with usual powers reserved for other executors, And Whereas said James Dyson has agreed with John Anderson, Thomas Bell and John Levett, trustees, for the absolute purchase of the property hereinafter described for £1860 Witnesseth coveryance by 1 to 3 consideration £1860; 10s payable by 4 to 1 and 10s payable by 4 to 2b. - messuage, tenement or farmhosue in hamlet of Hudwick End alias Udwick End, Wilden, formerly occuplied by William Wagstaff, afterwards John Smith - 1a pasture to said messuge adjoining - 2åa pasture Barn Close alias The Crofts - 1åa pasture Hunscroft Close - 2a pasture Acrehedge Close - 1åa pasture Round Close - 1åa pasture Hovell Close - 1a pasture Townsend Close - 1åa pasture Penn Close - 3a pasture Prumsey and Umpsey Closes - 80a several parcels of arable land, ley and meadow, with appurtenances in the common fields of Wilden All which said premises were purchased by Thomas Palmer, late of Bedford, gent of William Wagstaff, Pavenham, baker - 12a, 2 closes, one pasture, the other arable and pasture, formerly being one pightle in Smartwick End, Wilden called Lords Close or Wilden Grove, occupied by Benjamin Knight, since John Smith and afterwards John Swales - toft whereon a cottage formerly stood adjacent said close in Smartwick End, and now parcel thereof. All which said premises were purchased by said Thomas Palmer of Thomas Faldo, Bedford, gent and Samuel Holbigg, Colmworth, yeoman and Mary his wife. - 1a pightle, ley and sward in Wilden not or late occupied John Swales - 1a meadow occupied by John Swales - 22åa arable land in the common fields of Wilden occupied by Henry Wagstaff All which said premises were purchased by Thomas Palmer of Thomas Thompson, Potton, perukemaker. - messuage, cottage or tenement at Wilden formerly occupied by [blank] Knight, afterwards Thomas Davis - 2a pasture adjacent said cottage, formerly occupied by [blank] Knight, afterwards Thomas Davis - 16a arable land and ley in the common fields of Wilden and 2a arable land in the common fields of Colmworth formerly occupied by [blank] Knight, afterwards Thomas Davis All which said premises were purchased by Thomas Palmer of Jane Marks, Bedford, widow - a moiety of 5 closes of pasture or enclosed ground with appurtenances at Wilden called Brook Close, Wheat House Yard Close, Great Cuckowes, Little Cuckowes and Ruddock Pightle, formerly occupied by Richard Wagstaff, afterwards Henry Swales - a moiety of 2 other closes of pastures or spinneys with appurtenances at Wilden called Two Crowfield Spinneys, formerly occupied by Richard Wagstaff, afterwards Henry Swales - moiety of 36a parcels of arable land, ley and meadow with apps. in the parish fields of Wilden, formerly occupied by Richard Wagstaff, afterwards Henry Swales All which said premises purchased by Thomas Palmer of Robert Bowyer, Stevington, mattmaker, and Anne his wife. - messuage or cottage at East End, Wilden and 3a pasture adjacent lately occupied by George Cook All which said premises were purchased by Thomas Palmer in moieties, one moiety of Mary Hensman, Bedford, widow, the other of Benjamin King, Bedford, gent. The Whole of which said premises above granted are occupied by Edward Ambridge, Edward Taylor, Stephen Parish and Richard Samworth their undertenants or assigns. - and also the premsies late the estate of said David Yeats deceased in the parishes of Wilden and Colmworth conveyed to him by lease and release 15/16 February 1791 between Edward Green and David Yeats (X631/25) Further Witnesseth that Jane Fitzhugh Yeats in obedience to will of late husband reliquishes all dower and title. John Anderson, Thomas Bell and John Levett to allow James Dyson to enjoy premises without hindrance or encumbrance save: :quit rent not exceeding 5s 9åd payable to the Lord of Wilden Manor :quit rent of 1s 1d for 6a in Millfield payable to Lord St John as Lord of Barford Hundred :a term of 1000 years by indenture 3 February 1727/8 made between William Wagstaff and wife Mary of one part and Thomas Brown of the other :a term of 1000 years, by indenture 16 May 1730, between William Wagstaff and George Read :term of 500 years, by indenture 7 February 1756, between Thomas Thomson and John Woodham :term of 500 years, by indenture 1 April 1689, between Ann Lock, widow and Thomas Ward at one part and Philip Nicholas and John Faldo of the other :term 1000 years, by indenture 19 February 1746, between Mary Hensman and Thomas Woodward Further Witnesseth Consideration 5s paid to John Anderson by Thomas Holroyd, Thomas Holroyd his excecutors and assigns are assigned said premises mentioned as accepted by above several indentures of assignment for the residue of the said terms of years, formerly vested in John Anderson by indenture of 16 February 1791.
