Rent one peppercorn on the feast of St Michael the Archangel [29 Sept]
Provided that 1a pays to 2 £210; £5 on 3 August next [1727] and £205 on 4 February 1728/9. In case of default 2 his executors and assigns to enjoy the said messuage and land for residue of 1000 yrs. One annuity or rent charge of £15 payable and of the lands and hereds to Mary Wagstaffe after the death of Wm Wagstaffe in case she should survive him, during her natural life and by indenture of release 2 January 1717/8.
Further Witnesseth William and Mary Wagstaff in consideration of £200 paid by Thos Browne and for more effectual repayment of same do grant release and quit-claim to Thos Browne and heirs to take the said annuity immediately after the decease of Wm Wagstaff in case the said Mary shall happen to survive him.
Further Wm and Mary Wagstaff and heirs and assigns to pay proper charges and costs on request of Thos Browne and do all things for better granting of premises and annuity to Thos Browne.
Also use of annuity to Thomas Brown, heirs and assigns during the life of Mary Wagstaff or until payment of the said sum of £200 plus interest.
