Appoints sons William and Daniel executors.
-to daughter Ann:
all household goods, furniture, plate, linen, china, printed books, fuel, wines, liquors and housekeeping provisions in dwelling house at time of death
- to son William Hipwell, heirs etc all freehold and copyhold messuages, cottages or tenements, lands hereditaments and all real estate and tenant right and interest in his occupation called the Toft or Halsey Farm and the Vicarage Farm, Sharnbook and Mill Farm, Bletsoe and live and dead farm stock etc. Crops and implements, AND money at the Bankers, securities for money, Bank Shares, Book debts and all personal estate. (Subject to paying of testator's debt and paying legacies below)
Son Daniel Hipwell 500 Son Thomas Hipwell 1000 daughter Ann Hipwell 1000 (to pay sums within 12 months or 9% interest thereafter) to William and Daniel Hipwell all estates in which interested by way or Mortgage or Trust Will made 17 January 1871
