Reciting
- will of John Fowler of 31 Dec 1812 devising to James Tomson, Alexander Deacon and his son Thomas Deacon all his freehold and leasehold messuages, cottages and lands in Toddington, Stanbridge and elsewhere in trust for sale; with James Tomson, Alexander Deacon, Thomas Deacon and the testator's wife Ann Fowler as executors and executrix;
- proof of the will in Bedford Archdeaconry Court on 19 Feb 1816;
- Alexander Deacon died in the lifetime of John Fowler and Thomas Deacon had died before this conveyance;
- James Tomson put up the property subject to this conveyance for sale at auction on 11 May 1832
