    Particulars and conditions of sale regarding freehold estate at Toddington to be sold by auction by Stafford and Rogers at the Lion Hotel, Bedford on 31 July 1909, by order of John W. Paterson Esq. Plans and particulars lodged with T.S.Porter Esq., solicitor of Harpur Street, Bedford, viz: (a) 240 acres of pasture and arable land divided into 20 fields and closes, all named in a schedule (b) brick and slate four-bedroomed farm house, recently modernised, with sheds, stockyards, stables and cowhouses, known as Herne Poplars Farm Conditions of sale derive title from an Indenture of 18 January 1899, being a conveyance from the then owners of the Toddington Manor Estate, and state that the land will be sold subject to an annuity of 20 to "Cheney's Charity" and a right of carriage way by the Alma Farm premises on to the Leighton Buzzard Road [accompanying plan missing]
