    Counterpart Lease for a term of 21 years from Lionel Neville Frederick Ames-Lyde of Ayott Manor in the parish of Ayott St. Lawrence, Herts, late Captain in H.M. Grenadier Guards (the landlord) to Arthur Flower of 'The Hyde' in the parish of Luton, Beds., esq. (the tenant) of the following: - all that capital mansion house called 'The Hyde' in the parish of Luton, together with the use of household furniture and effects - all that farmhouse, cottages and buildings known as the 'Hyde Home Farm' in the parish of Luton, containing 534a. 2r. 9p. - exclusive right to shooting, hare coursing, and fishing in the River Lea - reserving to the landlord exclusive right to timber, plantations and underwood on Hyde Estate - and reseving unto the landlord land, being plots and fields numbered on the annexed plan as 42, 70, and 32. -the tenant also supply such quantities of gas for the timber yard and carpenters shop on the estate and covenanting to maintain the gas works and have in reserve a supply of gas sufficient for the lighting the yard and shop Rent: 1270 p.a. Endorsed with Memorandum of Agreement dated 27 Nov 1884 between Gerard Vivian Ames a Captain in the 1st Royal Dragoon Guards (the landlord) to A.F., reciting LNFAL died on 17 Jan1884 and GVA is now tenant for life of Hyde Estate , and the parties mutually agreed to vary the terms of the lease, whereby if either party wishes to end the tenancy at the expiration of the first 15 or 18 years, they shall give the other party written notice six months previous to the notice, and the tenant will pay all rent arrears and obeserve the within mentioned covenants.
