Sale catalogue of Milton Ernest Hall - agent: Kilroy Estate Agents, Surveyors & Valuers of 50 St.Loyes Street, Bedford; - description: "Milton Ernest Hall was the only new Country House designed by William Butterfield the celebrated Victorian Architect. Construction of the house started in the summer of 1854 and completed in 1856. The stonework was laid by London masons, quarried two miles away at Pavenham and brought to the site by boat down the Ouse which flows immediately below the house. The Victorian architecture displays a strongly Gothic detail, built by precisely jointed yellow limestone with brick relieving arches over all the windows, it is topped by an immensely elaborate roof system of an exciting appearance, the level unbroken except by occasional tall and monumentally simple chimney stacks. There is an interesting contracts between the complications of the front and the relative simplicity of the garden side with its high roof and little dormers lined with lead and fitted with candle extinguisher caps. But although the main outlines of this front are simple, the modelling and design of the windows is very complicated. There are two kinds of surface arcading, a great variety of window frames and much chequering and striping of brick and stone. Originally constructed as the seat of a local landowner it has been given sufficient ornament to mark it off from buildings of a lower social grade. it is obviously a house of great architectural importance. Its interiors have been extensively altered to provide all modern comforts, and the exceptionally spacious well decorated accommodation has gas fired central heating. At present the property is the residence of the owner which demonstrates its practicality as a family home. However, it must be strongly emphasised that it may be eminently suitable for conversion to commercial purposes eg as a residential training centre, office use, or reconversion to an Hotel as indeed it was between 1968-1982. As an Hotel it was featured in the Egon Ronay good food guide and was awarded one rosette by the AA good food guide. The extent of the land being sold with the house extends to some five acres. At present 1.5 acres of which are leased by Milton Ernest Garden Centre which is sited to the East of the house and therefore does not effect the property adversely as the approach from the A6 Trunk Road is from that direction. The magnificent formal gardens lie facing South at the rear of the house whilst on the West side, with tree lined lawns, gentle gradient down to the River Ouse providing the property with 900 feet of river frontage. Beyond the River Ouse are uninterrupted views over open farmland"; - layout: ground floor: main entrance; arched entrance porch; main entrance hall (26 feet 9 inches by 7 feet 8 inches); cloakroom lobby; ladies' cloakroom; gentleman's cloakroom; reception hall (26 feet by 16 feet); drawing room (39 feet 6 inches by 18 feet) leading to schoolroom; library (20 feet 9 inches by 17 feet 10 inches); dining room (25 feet 6 inches by 17 feet 9 inches); business room/bar (17 feet 10 inches by 15 feet 10 inches); business entrance; cloakroom; kitchens and servery (21 feet by 15 feet 6 inches and 35 feet 8 inches by 19 feet 19 inches); L-shaped interior lobby; staff cloakroom; - layout: first floor: galleried landing; inner landing; six bedrooms; six bathrooms (five en-suite to bedrooms); dressing room; staircase lobby; - layout: second floor: landing; kitchenette; small lobby; separate wc; 2 bathrooms; 7 bedrooms; - layout: basement: nine storage rooms; boiler room; - cottage/annexe with entrance vestibule; lounge/dining room (20 feet by 15 feet); kitchen/breakfast room (19 feet 9 inches by 9 feet 8 inches); bedroom (22 feet 5 inches by 17 feet); separate wc; bathroom (132 feet by 11 feet); - outside: mower and garden store; tool store; dovecote; conservatory (26 feet by 16 feet); gardens - photographs [colour]: south front and gardens down to River Great Ouse; reception hall; drawing room; dining room; - no plans; - site location map - price: £295,000
