    Deeds of 57 Elm Avenue, Caddington Conveyance 1 H Janes Limited, 183 High Town Road, Luton (vendors)2 Gilbert Ernest Drury, clerk, and Laura Mary Drury his wife, both of 76, Ribbesdale Road, Streatham, London (purchasers) by 1 to 2 in consideration of £275 land on east side of a new road called Elm Avenue, Caddington, having a frontage of 22 feet and called plot 125, forming part of a larger piece of land conveyed to 1 on 15 April 1957 With rights for purchasers and successors in the title common with all other persons to pass along Elm Avenue and the other new roads. With rights to connect with drains, cesspools or main sewers(similar conditions for erection of storm water drains follow) Included PLAN of Elm Avenue part of the estate. Purchasers declare: they shall hold the property on trust, to sell the same and hold the proceeds and profits until the expiration of 21 years from the death of the last survivor. The shall have power to mortgage, charge, lease or otherwise dispose of all or any part of the property. the conveyance shall not be deemed to imply the grant of any right of light, air or otherwise which would interfere with the free use by the vendor of neighbouring land for building or other purposes. purchasers will maintain their boundary fences, but will not erect in front of the building line any fence or wall other than a brick wall not exceeding 18 inches in height, with gatepiers not exceeding 3 feet six inches; the bricks to match those of the house.purchasers or successors will not use or permit the land to be used as a site for a hotel, public house or club for the sale of intoxicating liquors, or for carrying on any trade or business except solicitor, physician, surgeon, or dental surgeon, provided that the vendorshall not be under any obligation to the purchasers to enforce the same restrictions in respect of the remainder of the estate. : the vendor will make up that part of Elm Avenue upon which said land abuts to the standard required by the local authority and will indemnify the purchasers against any liabilities until the street is taken over by the Highways authority. : the purchasers will observe the covenants and restrictions outlined and will indemnify the vendor against any costs and claims resulting from any breach or non-observance. : the vendor acknowledges the right of the purchasers to production of documents of title Signed and sealed by the parties: 29 January 1958 Inland Revenue stamp: presented : 24 February 1958
